Deciding whether to buy or rent a home these days can be a difficult decision. Should you jump in and buy a home knowing that home values are falling across the country, or should you just rent an apartment or house until better times arrive? The mortgage meltdown debacle, tightening credit rules, and the government's intervention into the mortgage lending market have complicated matters beyond what most home buyers care to understand. In the past, buying a home wasn't difficult and almost anyone that wanted to own their own piece of the American pie was able to do so. Today, however the situation is quite different and the government appears ready to abandon home buyers in favor of institutional credit lenders.
There is little doubt that buying a home is normally a good decision. As real estate agents and financial advisors will tell you, home ownership has tax advantages. The interest paid on a mortgage is an allowable tax deduction. They will also tell you that real property is scarce, although in today's housing market there are plenty of foreclosed homes available, although the risk of buying a foreclosed home can be significant. They will also tell you that owning your own home is a secure investment and a way to generate wealth for future generations. This may have been the case for a housing market that behaves rationally, but today's market has been turned upside down, creating a situation where the risk of investing in a new home, always a long-term investment, is significant. Whereas you previously could depend upon rising home

Using Room Dividers in a Studio Apartment
From Jennifer Lai,Studio-living is a unique experience. It offers the convenience of walking from one living space to another by simply moving around one or two rooms. Such easy access can, of course, be both a blessing and a headache. On one hand, tidying up and putting items away becomes a quick chore. And preparing a snack during your favorite television program is easily accomplished. On the other hand, living out of one or two rooms can be mentally distracting. How common is it to experience the urge to check email while lying in bed, simply because the desk is in plain view? I'm sure it's very common. Then there are disturbances, such as the pile of dirty dishes in the sink, that worm their way into your thought process while working on an important document, simple because the dishes are in plain sight (or smell). These distractions are the bane of studio living (aside from the small space). But they can be minimized, and one of the best ways to do this is to seperate the spaces visually with room dividers.I suggest starting off with the bedroom or the office, since these are two areas where mental distractions are the most unwanted. The cheapest way to divide a room up is by arranging the furniture in a way that creates distinct spaces. Using rugs in addition to this helps create visual focal points. If your studio is oddly shaped, and you are left with little choice in furniture placement, don't worry. This is where room dividers come in. The three most common room dividers are:Curtains. You can buy curtain panels or a piece of cloth and clip-on curtain rings. Then hang the curtain from a rod that attaches to the ceiling. Sheer fabric is recommended for small spaces, since it will allow light to filter through. For your bed, you can even create a canopy.Bookcases. Backless, free-standing bookcase that look pleasing from both sides make excellent room dividers. And they have the added benefit of acting as storage. Place the bookcase between two of your living spaces and place objects that look please from both sides on the shelves.Folding screens. Folding screens are a good choice, because they are flexible and versatile. You can easily move them around and play with the furniture arrangement. Plus they don't take up much space. Apartment Renting with Pets
It’s difficult to find landlords who will allow large dogs.
The smaller your dog is the easier it will be to find a place, although most apartments do not allow dogs at all. Most large dogs will not be happy in an apartment anyway, unless the owner takes the dog for a long walk every day. Most people aren’t committed to doing that. If you have a large dog, be prepared to look hard to find a place that will accept it. Some Wahpeton ND apartments allow dogs of all sizes.
2. Train your dog so it does not bark or whine when you aren’t home.
Make sure your dog gets enough exercise and training. Put the dog in a kennel if she can’t be trusted when left home alone. If your dog needs more exercise than you can provide, then hire a dog walker, pet sitter or take your dog to dog daycare on days you work long hours. These options are better than being evicted for a barking dog or paying for damages to your carpet, door and walls from a dog scratching or chewing.
3. Don’t forget about leash laws.
Don’t allow your dog to run free for the dog’s safety as well as the safety of others. Remember, not everyone likes dogs and some people are scared of dogs. No one likes a dog jumping on them. And you can’t pick up after your dog if she is running all over the place.
4. Cats make perfect apartment pets.
Cats are independent and don’t mind being left home alone all day or over night. You also won’t have to let a cat outside or walk it. Some landlords won’t allow any pets at all. It’s easy to sneak a cat into an apartment, but if you get caught you could be evicted or at least fined.
5. Small pets are usually allowed.
Fish, birds and reptiles usually aren’t a problem when renting. But double check just in case.
6. Assume you will pay a pet deposit no matter what kind of pet you own.
This will cover any damage your pet causes while you rent. The deposit is usually refundable.

Tips on Renting an Apartment
Although many consider buying a house the American dream, for many others, renting an apartment is more practical. Whether you need to rent due to your work situation, to minimize expenses, or to simplify your life, here are some tips that you’ll find helpful.
Inquire whether the monthly amount will stay the same throughout the term of the lease. Some apartment managers run special promotions and offer lower rates for a month or two only. Once the promotion ends, the monthly rent goes up to the standard rate. Step2Notice the condition of the lobby and office, as well as the surroundings. It’ll give you an indication of the interior condition of each apartment. If management does not care enough to keep the office and lobby presentable, they may not take much pride in the service they offer to tenants. Step3Speak with other tenants and find out if they are satisfied with the office personnel and their promptness for service. Step4Find out if management conducts a criminal background check on all applicants. Taking this measure reduces crime and promotes personal safety. Step5Ask to see an apartment that is move-in-ready, even if it is a different plan than what you need. When you receive a tour of a complex, the sales agent normally shows you a model apartment that is furnished and may have some upgrades. Seeing one that is ready to move in will give you an idea of what management considers good condition. Look at the corners around the bathtub and make sure it doesn’t have mold growing.
