Also, think about whether there may be acceptable alternatives for meeting your needs. For example, say you need a lot of storage space. A building that offers a basement storage area to each tenant would perhaps be ideal, but it may not be necessary. If you don't need to access your stuff often, renting space in a nearby self-storage facility might do the trick.
Once you're set on exactly what you're looking for in an apartment, go hunting while keeping all your criteria in mind. Don't waste time checking out listings for apartments that won't fit the bill. For instance, if you must live with your dog, then ask a potential landlord whether she allows pets in her building, or communicate your needs to your broker early on.

an apartment's address; the broker, owner, or tenant and their contact information; the number of bedrooms and bathrooms; the pros and cons; any promises that were made; and additional notes.Use an accordion file to hold any brochures, advertisements, floorplans, listings, photos, or other printed material you have.
6. Ask questions. Choosing a place to live is a serious matter, so don't be afraid to ask questions. If you don't like the answers you hear or you suspect that your broker or a landlord isn't being honest with you, move on.

Late charges
Many leases require a late charge if the rent is not paid by a certain date of the month. This charge is supposed to cover the money lost by the landlord as a result of the late payment. Courts will enforce late charges if they are reasonable and spelled out in writing in the lease. The landlord cannot evict based upon nonpayment of late charges unless there is an agreement stating that late charges are to be considered part of the “rent.” Cite: 447 Associates v. Miranda, 115 N.J. 522 (1989). In Section 8 housing, a landlord cannot sue to evict for nonpayment of late charges whether they are called rent or not. See Community Realty Management Company v. Harris, 155 N.J. 212 (1998). Similarly, a public housing authority cannot evict for nonpayment of late charges even if they are called rent. Cite: Housing Authority of the City of Atlantic City v. It applies only to apartments rented by senior citizens receiving Social Security Old Age Pensions, Railroad Retirement Pensions, or other government pensions in the place of Social Security Old Age Pensions, and by recipients of Social Security Disability Benefits, Supplemental Security Income (SSI), or welfare benefits under Work First New Jersey. Definition of a Letting Agent
Letting agents can vary from organisations with hundreds of properties on their books to those with only a few. At pastures-new we focus on the bigger end of this spectrum with the occasional "professional landlord" with a substantial portfolio being included as well. This is what we mean by letting agents in the discussions below.
CostsLetting Agents make their money from some or all of the following:
Taking in the region of 10% of what you pay in rent; Charging you fees for drawing up contracts; and Charging you a finding fee.If you rent through a private landlord then you will avoid paying any of these fees, although in the case of 1. The landlord will probably charge a higher rent meaning that the difference between a property managed by a letting agent and a similar one managed by a private landlord will be minimal if any. The contract fee and the finding fee will be highly variable from agent to agent and city to city and in some cases will not be applicable at all depending on how easy it is to get flats let. Make it a priority to ask the letting agent what fees are applicable. Whilst on this subject, there are a couple of tricks to look out for:
If agents try to charge you for providing information about the properties they have to let then do not use them. This is illegal. Please tell us immediately if any of the letting agents on pastures-new who try to do this. If you have a shorthold assured tenancy agreement (a six month contract in simple terms), some agents have been known to charge a fee for drawing up a new contract at the end of your first six months. Unfortunately this perfectly legal. However, they will be duty bound to tell you, if you ask them if such a fee is applicable.The chances are that with a letting agent you will be paying a fair market rate. Whilst many landlords may let properties for a little less, the chances of being charged a rip off rent by an agent are small. Uncontrolled landlords may try to take advantage.

Even in the student accommodation world long drops and a sheep trough in the garden are no longer considered to be acceptable forms of sanitation. A very small minority of private landlords are known to occasionally try to get away with fobbing you of with a flea pit. With a letting agent the chances of this happening to you are probably less.However that is not to say that going with a letting agent will guarantee you a palace. Some agents will maintain properties to a minimum standard whilst some private landlords may be letting out what has been their own home and may have plumbed in a spa and an Aga.
Dealing with ProblemsWhat happens when your heating breaks down in November. Do you:
A. Have a 24 hour number to call and someone will come out instantly;
B. Have an emergency number that may or may not be answered and someone will appear if they feel like it within a week or so;
C. Have your landlords number, you call him, he feels sorry for you, so he brings round a bottle of wine to warm you up whilst he tinkers with the boiler, or
D. Try your landlords number, he is away for three weeks, so you get the yellow pages out and get your boiler fixed. You pay £300 and the landlord refuses to pay you back.
If you have gone with a letting agent you will get either A or B. Whilst the service may vary greatly from agent to agent the chances are that you are relying on more than one person. Deciding whether to buy or rent a home these days can be a difficult decision. Should you jump in and buy a home knowing that home values are falling across the country, or should you just rent an apartment or house until better times arrive? Using Room Dividers in a Studio Apartment

Such easy access can, of course, be both a blessing and a headache.On one hand, tidying up and putting items away becomes a quick chore. And preparing a snack during your favorite television program is easily accomplished.On the other hand, living out of one or two rooms can be mentally distracting. How common is it to experience the urge to check email while lying in bed, simply because the desk is in plain view? I'm sure it's very common. Then there are disturbances, such as the pile of dirty dishes in the sink, that worm their way into your thought process while working on an important document, simple because the dishes are in plain sight (or smell).These distractions are the bane of studio living (aside from the small space). But they can be minimized, and one of the best ways to do this is to seperate the spaces visually with room dividers.I suggest starting off with the bedroom or the office, since these are two areas where mental distractions are the most unwanted.The cheapest way to divide a room up is by arranging the furniture in a way that creates distinct spaces. Using rugs in addition to this helps create visual focal points.If your studio is oddly shaped, and you are left with little choice in furniture placement, don't worry. This is where room dividers come in. The three most common room dividers are:Curtains. You can buy curtain panels or a piece of cloth and clip-on curtain rings. Then hang the curtain from a rod that attaches to the ceiling. Sheer fabric is recommended for small spaces, since it will allow light to filter through. For your bed, you can even create a canopy.Bookcases. Backless, free-standing bookcase that look pleasing from both sides make excellent room dividers.
